Hichatee is a great investment/timber recreational property. Located just 3± miles from US 19, just five miles northwest of Leesburg, Georgia, this property contains 1,280 +/- acres, 3 +/- miles on the Kinchafoonee Creek and a historical weir, an enormous amount of wild game and recreation, incredible topography, and great soils and timber. There is also future development potential with draft development conceptual plans already done for the property. This property is a perfect candidate for a conservation easement and has excellent "higher and better use" potential.
Hichatee is a fine, heaily stocked timber stand in this region. In addition, at the height of the real estate boom, there were draft development plans done on the property; a copy of which is available on the maps page.
Capitalize on this market to buy high quality investment grade property.
The location is great. Hichatee is located in Lee County, just 3± miles from US 19, just five miles northwest of Leesburg, Georgia. It is also just 20 minutes north of Albany. It is located off a paved road, in a very nice neighborhood of newer homes and the other neighboring properties are mainly high quality farms.
The Investment
The majority of the tract (902 acres) is once thinned planted pine. Per the timber cruise in May 2007, the timber value was approximately $1.4M.
The Enjoyment
Hichatee is an investment you and your family or business partners can actually enjoy while using it recrationaly. Getting down to the Kinchafoonee to enjoy the creek is easy to do at this property. There is a well done road all along the three miles of creek frontage, providing beautiful views of waterfalls and foliage, while also providing easy access for tubing or canoeing.
Hichatee is an exceptional hunting property with abundant deer. It has food plots and currently the land is leased for hunting and their stand map shows 29 deer stands on the property! While photographing, we discovered huge deer scrapes right near the "camp" area. The deer and turkey hunting is spectacular here.
For the quail hunter, there is a very respectable quail course near the northern portion of the property. The ground cover is decent and would make for a very nice half day hunt for put and take.
This is a high quality investment/timber recreational property with significant timber value, estimated to be approximately $1,100 per acre per the 2007 timber cruise. In the past, Hichatee was offered on the market for as high as $5M. However, the seller wants to immediately liquidate this property no later than April 22, 2010. Under our sealed bid process, you pick the price that makes sense for you!
