The Investment

Markets

The Plantation Asset Class was first established in 1888 outside Thomasville, Georgia. For the last 120 years it has proven to be one of the most recession proof and recessionary hedges, not to mention fun, or as one of our client's fondly says an investment with a "social life."

Plantations are valued based on a combination of unique factors including:

  • Aesthetics
  • Historical and Intrinsic Value
  • Timber Type and Quantity
  • Improvements
  • Ecological Features
  • Hunting Opportunities and Game Flow
  • Ponds Lakes and Other Water Features
  • Higher and Better Use Potential
  • Neighborhood- Location to Other Plantations
  • Conservation Easement Potential

Quail Ridge is well positioned in each of the key factors impacting value. Most of these factors are self evident. However, one of the little known facts about Quail Ridge is the unique benefits of its location. Quail Ridge is one of four unique plantations located in an exclusive neighborhood of high quality properties in a little known mini-belt Southeast of Columbus Georgia. Geographically, this exclusive area contains a rare combination of fertile soils, high game flow, and beautiful rolling topography. The area contains four significant plantations such as Singer Lake (Buck Mitchell), Kawikee (Jim Butler), Old Pautalua (Fred Overby) and Quail Ridge. These properties have rich soils and terrain more comparable to the Red Hills.

This immediate area is one of the few areas in Southwest Georgia that today is recognized for positive growth due to the 40,000+ person expansion of Ft. Benning by 2011, a new KIA plant and expansion of Columbus based AFLAC. Due to both its location and highway frontage on four lane HWY 520, Quail Ridge offers distinctive advantages.

Value

Despite the turmoil of the national economy, the plantation market continues to outperform other real estate classes with several plantations closing in 2008 and 2009, including several in Thomasville/Tallahassee area that have set record highs of $7,000-$9,000 per acre (Red Hills Plantation, LoveRidge, Violetta). Historically, the Albany Area has followed the sale patterns of Thomasville but at an overall lower price per acre. The opportunity afforded in today's market for many of these properties is the opportunity itself to buy one of the "A" grade plantations. Today's market is also providing some exceptionally great values for recreational investors who are able to buy both higher quality and a larger amount of recreational "bang for the buck", without having to outbid speculators.

Our firm specializes in plantation sales. We monitor the market and will gladly discuss any comparable sales and its relation to the current market.
