450± acres High Quality Recreational Property with 2± miles of River Frontage on One of the Highest Bluffs on the Flint River, the Beauty of the Piedmont with the Prolific Wildlife of the Upper Coastal Plain, and a Custom River Lodge! (Offered Divided)
State Park Caliber — Trophy Property
River Bluff is a state park caliber trophy property with 2+/- miles on the Flint River at the bluffs and a new custom River Lodge. This is one of Georgia's historically significant properties, founded in 1796 and is the site of "Old Agency Reserve." Located where the Piedmont and the Upper Coastal Plain meet, River Bluff has a rare combination of incredible topography and wildlife. It has the beauty and roll found in North Georgia with the wild game and fertility of a South Georgia plantation. It is located approximately 33 miles Southwest of Macon and seven miles north of the historic town of Reynolds, GA.
This 450± acre high-quality recreational property contains one of the highest bluffs on the Flint River, a spring creek and waterfall, beautiful mature hardwoods, incredible topography, great soils and timber, great privacy, equipment barn, a historical Creek Indian Rock, and approximately 7,000± feet of four board horse fence overlooking hay meadows. This property has an enormous amount of wild game and recreation. River Bluff is beautiful and in a great neighborhood. It also features a historical rock landing and one of the finest examples of rare and native flora. River Bluff is an excellent candidate for a conservation easement and offers "higher and better use" potential with multiple house sites overlooking the river. It is an exceptional hunting property with abundant deer and turkey. It has seven two-acre food plots and seven customized shooting houses. There is one duck pond and some wild quail. There are two prolific dove fields. It offers fishing, boating and family recreation on the river. The property features an incredible custom 5,000 sq. ft. lodge (2500± sq. ft. H/C with an additional 2500 ± sq. ft. of outdoor spaces) known as the River Lodge. This gorgeous custom lodge overlooks the Flint River and boasts authentic heart pine floors, reclaimed Suwannee River Cypress, 185 year old hand hewn beams, and an enormous fireplace with Tennessee field stone.
This unique property has the beauty and roll of the Piedmont and sits right at the edge of the Upper Coastal Plain. River Bluff is conveniently located approximately 33 miles southwest of Macon, Georgia, at the intersection of Hwy 128 and 137, just seven miles north of the historic town of Reynolds, Georgia. It is a convenient drive from I-75. It has the look and feel reminiscent the beautiful pastoral homesteads you see in North Georgia but with the wildlife and recreation of South Georgia. The neighborhood consists of recreational properties and large family farms. The property has 120± foot wide deeded access through a beautiful farm and offers end-of-the-road privacy. Approximately 1/3 of the property is pastoral, with large wildlife food plots, and 2/3 hardwoods. All of it borders the Middle Flint River, with two miles of river frontage including some of the highest bluffs on the river. This part of the Flint is above the large agricultural farms and is a cleaner, clearer river here with unique rock outcroppings. The amount of wildlife here is noticeably high and there is almost a park-like feel as the deer and turkeys seem to hang out as one drives by.
The property is extremely secure and the deeded driveway is 4,000± feet long and 120± feet wide, with granite rock to connect this property to HWY 137. Also, there are 7,000± feet of very nice three board creosote fence with each fence post sunk into concrete. Underground utilities come all the way from the highway to the property. It has a good road system, an equipment building, and an additional future gate site with stone columns. At one time River Bluff was part of the large family farm that is to the front of the property and was divided off back when the river frontage was not producing agricultural cash flow. Today, the property fits the description of a very private trophy property.
River Bluff was originally founded in 1796 by Col. Benjamin Hawkins, one of George Washington's chief advisors and member of the Continental Congress. Washington asked the Colonel to serve as a commissioner to reduce hostilities with settlers and to demonstrate agriculture and ranching techniques to the Indians. He gladly spent the rest of his life dedicated to this endeavor. He founded "Old Agency Reserve" of which River Bluff is near the center of, and what was once 10,000 acres of one of the first non-coastal plantations in Georgia. This was a role model property and a highly successful demonstration center for the Creek Nation. The Colonel's private residence was on a bluff across the Flint and he is buried nearby.
It is more than a coincidence that with all of the land in what was then a wilderness, the Colonel picked one of the most beautiful and special properties in Georgia. Located at the edge of both the Piedmont and the Upper Coastal Plain, River Bluff has a rare combination of incredible topography and wildlife. This is a very special area; in fact, the current owner of River Bluff still owns land nearby that has been in his family since the 1800's. Today, River Bluff is a recreational trophy property.
