The owner of River Bluff is seeking to immediately liquidate one of Georgia's historically significant properties (aka the site of the "Old Agency Reserve" circa 1796). Today, this property, known as River Bluff, is a privately held 450 +/- acre "state park" caliber trophy property with 2 +/- miles on the Flint River at the bluffs and a custom river lodge.

River Bluff was purchased as a family recreational investment property by a landowner that still has over 1,000 acres of family land dating back to the 1800's nearby! He had sold River Bluff to a friend and actually bought it back years later.  He then took hand hewn barn beams that he had been saving along with other unique wood and built a dream house for himself and his family. As the national economy deteriorated, he attempted to try to keep part of River Bluff and sell part. River Bluff was previously listed by the seller in multiple pieces for $6,611 per acre for Tract 2 and $2.4 M for Tract 1 with the River Lodge.  There is easily over approximately $55,000 +/- in very nice three board creosote fences and deer stands alone. In addition, the "higher and better use" benefits of this property could easily be capitalized on in the form of a conservation easement. The Trillium plants here alone attest to the quality of this property. The current IRS tax code allows for a reduction of up to 50% of Adjusted Gross Income and carry forward of up to 16 years for a conservation easement donation!

BIDDER NOTIFICATION

The successful bidder will be notified by 5:00 PM ET, Monday, November 23, 2009. All others ASAP thereafter. All bids are confidential and will be opened at the Law Offices of Dale S. Davidson, LLC.

CONTRACT EXECUTION & CLOSING

The successful bidder will be required to enter into a standard real estate contract by Tuesday, November 24, 2009 and submit a 5% earnest money deposit (a copy of the contract is available at www.PlantationAuction.com). A 10% Buyer's Premium will be added to the bid amount to find the contract price. Closing to be made within 45 days after contract execution.
