The Investment

River Bluff is one of Georgia's historically significant properties (aka "Old Agency Reserve"). With 2± miles on one of the highest bluffs on the Flint River and an extraordinary River Lodge, "A" list properties of this caliber are rarely available at investment or wholesale prices. Just as other high quality assets have remained "recession proof," these high quality properties continue to be sought after by investors in this extreme market. The fact that two recent sales brought record highs doesn't negate the reality of situations where the need for liquidity compels sellers to engage in immediate action thereby providing both investors and recreational users with incredible opportunities.

River Bluff was purchased as a family recreational investment property by a landowner that still has over 1,000± acres of family land nearby dating back to the 1800's! He had sold River Bluff to a friend and actually bought it back years later. He then took hand hewn barn beams that he had been saving, along with other unique wood, and built a dream house for himself and his family. As the national economy deteriorated, he attempted to try to keep part of River Bluff and sell part. River Bluff was previously listed by the seller in multiple pieces for $6,611 per acre for Tract 2 and $2.4 M for Tract 1 with the River Lodge. The seller, with the cooperation of his lender, is seeking to immediately convert this asset into cash.

There are several Key Values that are intrinsically unique to River Bluff that set it apart from other properties on the market today:

  • Water: 2± miles on one of the highest bluffs on the Flint River and a historical Creek Indian Rock on the river. This is one of the top riverfront properties on the Flint River. Located where the Piedmont and the Upper Coastal Plain meet, River Bluff has a rare combination of incredible topography and wildlife. This is not just a hunting property. There is year round family enjoyment with not only great hunting, but boating, fishing, eco-tourism, and things to do year round.
  • Investment Grade Value and Capitalizing on Opportunities: Owning a plantation is an investment. High quality, "A" grade plantations continue the trend started in 1888, and even in today's recession, consistently prove they are one of the strongest real estate investments. What this current recession has done is cause properties like River Bluff to be placed on the market that would otherwise not be available and they are being offered without speculators driving up prices.
  • History and Intrinsic Value: This is one of Georgia's historically significant properties, founded in 1796 and is the site of "Old Agency Reserve". River Bluff was founded by Col. Benjamin Hawkins, one of George Washington's chief advisors and member of the Continental Congress. It is near the center of what was once 10,000 acres of probably the first non-coastal plantation in Georgia and center for Creek and American commerce. It is more than coincidence, that with his choice of all of the land in Georgia, that the Colonel picked River Bluff. This is a very special area; in fact, the current owner of River Bluff still owns land nearby that has been in his family since the 1800's. Today, River Bluff is a recreational trophy property.
  • Turn Key: This property is ready to be stepped into. All the work has been done down to the lodge being professionally decorated. Little needs to be spent on this property.
  • Improvements: Complimenting this high quality property is the custom River Lodge which cost approximately $800,000± to build. Also, there is a future home site with underground power and a 6" well already in place, an equipment barn, a 120± feet wide deeded access with granite rock, underground utilities come all the way from the highway to the property, a good road system, an additional future gate site with stone columns, 7 customized shooting houses, 7 two-acre food plots, two dove fields, and a duck pond. There is easily over $55,000± in very nice three board creosote fences with each post sunk into concrete and custom deer stands.
  • "Higher and Better Use": The "higher and better use" benefits of this property could easily be capitalized on in the form of a conservation easement. The Trillium plants here alone attest to the quality of this property. There are multiple potential home sites overlooking the river. The current IRS tax code allows for a reduction of up to 50% of Adjusted Gross Income and carry forward of up to 16 years for a conservation easement donation!

There is no reason for someone who is a legitimate buyer in this specialized asset class to not place a sealed bid on a high quality auction property like River Bluff.

Capitalize on this rare opportunity to own a unique high quality property at investment grade prices.
